Neighborhood Center
I agree with Patrick. I'd like to see the downstairs used as a neighborhood center for board meetings and other neighborhood social functions. The upstairs, I think, could be rented out (I think we probably have room for a pair of small offices up there?), thereby producing income with which to pay for the center. While I think it is admirable to try to limit renters to non-profits/small independent businesses, I see that a hassle we do not need. Besides, any business that rents that space is likely to be a small independent. There's not enough room for anything else. We have trouble keeping up with the center as it is...why make it more difficult than it already is. |

I think we should sell the Neighborhood Centerter for the following reasons: 1) I do not see us hiring someone (for financial reasons) or finding a volunteer to basically act on our behalf as a landlord 2) The effort to manage, upgrade, and repair the building is not worth the amount of profit we could realize if we rented part or all of the facility. The mission of our organization is not the real estate business. 3) Past financial history is not an indicator of the amount of profit we could realize in the future since expenses such as utilities, taxes, upgrades, and adequate maintenance since they are not a part of the history. 4) I do not forsee us getting into programs for the neighborhood such as we provided in the earlier years of the organization. 5) We could rent a small office with the use of larger rooms (when necessary ) from one of the neighborhood churches for a lot less and also provide financial benefit to the church. 6) I think we would be better off spending money on the services we are providing now and neighborhood infrastructure needs. |

I agree with Jim; the need for a neighborhood center doesn't exist like it did in the past. Leasing real estate is not something to "dabble" in. |

Sell it. Turn it back into a single family residence. Use the money to get rid of the visual pollution in the 'hood (signs, signs, everywhere are signs...), paint the curbs a discreet shade of yellow, and buy period street lamps. |

I have to say the sell camp is starting to look a little more attractive to me. Realistically, I don't believe we'll ever have a dedicated, reliable volunteer and I don't think we can afford to hire anyone. Also, why not use Central United Methodist for all of our functions? Everybody wins. We don't have to pay taxes and keep up the center and we help the church out with some much needed dough. It would positively suck if that church ever had to close its doors. In fact, sorry to flip-flop, but unless I hear some out-of-this world, brilliant idea I am in the "sell" column officially. |

If this issues has not already been decided, I would like to put in my two cents worth. I agree with Jim, Bill Pittman and the rest who are leaning to selling the building. There are other options for holding buildings, for a nominal fee...St. James' Episcopal Church being one of them. Even if we were to pay $300.00 a year for renting a space wee would still come out way ahead. The building is in need of renovation and some major structural work needs to be done. I do not think that we have the energy to put into managing a property that is in such need of updating and repair as this one. I would support the sale of this building. |
